BORN AGAIN SOBER LIVING, INC. RESIDENTIAL AGREEMENT
This Residential Agreement (“Agreement”) is made and entered into by and between the undersigned Resident and Born Again Sober Living, Inc. ("BASL") and is effective as of this date: ________________.
By signing this Agreement, the Resident agrees to comply with all terms, conditions, financial obligations, and house rules outlined herein for the duration of their residency at Born Again Sober Living, Inc.
I. ZERO-TOLERANCE POLICIES
Substance Use
BASL enforces a zero-tolerance policy for drugs and alcohol. Any use, possession, or influence of drugs or alcohol will result in immediate termination of residency. Residents are subject to random breathalyzer and drug urinalysis testing at any time without notice.
Violence, Abuse & Harassment
Physical, verbal, or sexual abuse of any kind is strictly prohibited. Any such conduct will result in immediate discharge and may result in legal action.
Property Damage
Destruction or damage of any BASL property is prohibited. Offenders will be financially responsible for repair or replacement. Failure to comply will result in termination.
Smoking Policy
Smoking or vaping inside the home is prohibited, including all nicotine products. Designated outdoor areas must be used, and waste must be properly disposed of. Violation will incur a $25 fee.
Tampering with Equipment
Residents are not allowed to adjust or tamper with thermostats or household systems unless explicitly permitted. Violations will result in disciplinary action.
II. INITIAL REQUIREMENTS & CURFEW
30-Day Probationary Period
New residents are placed on a 30-day probation and must:
Obtain employment (minimum 30 hours/week)
Join and actively participate in a 12-step Homegroup
Obtain and begin working with a qualified sponsor
Abide by curfew:
Sunday–Thursday: 11:00 PM
Friday–Saturday: 12:00 AM
(Curfew may be extended after 30 days with approval.)
III. RECOVERY PARTICIPATION
Mandatory Meetings
Residents must attend 3–4 recovery meetings per week (AA, NA, SA, etc.) related to the 12 Steps. Virtual meetings (e.g., Zoom) are allowed with prior approval from the Women’s Director.
House Meetings
Attendance at weekly house meetings is mandatory. Work is not a valid excuse for absence. Failure to attend without prior notice will result in disciplinary action, including community service or reassignment of chores.
Accountability Reporting
Residents must notify the group via GroupMe at least 1 hour in advance of attending any recovery meeting.
If a relapse occurs, residents are encouraged to report it honestly. In some cases, the “72 Policy” may be offered (see Section VI).
IV. HOUSE RULES & CONDUCT
Guest Policy
All visitors must be approved by the House Manager and are only permitted in the kitchen, den, or outside areas. No overnight guests are allowed.
Sleeping Arrangements
Residents must sleep in their assigned bed and room only.
Respect for House and Community
Residents must show respect to all individuals and property within the house. Any illegal activity (e.g., driving without a license or insurance) is grounds for immediate dismissal.
Chores and Cleanliness
Residents are assigned weekly chores which may include:
Dishes
General house cleaning
Keeping shared spaces clean and comfortable
Failure to complete chores will result in additional assignments and/or a $25 write-up fee.
TV and Music Usage
The main TV must be turned off by 11:30 PM, unless all residents unanimously agree to extend viewing.
Personal TVs must be kept at a volume that does not disturb others.
Music must be played through headphones unless unanimously agreed otherwise.
Gaming Systems
Use of gaming systems must be approved by the House Manager. Excessive use may result in restriction or removal.
Noise & Privacy
Residents are expected to maintain a peaceful environment. House Managers may enter bathrooms if a resident is unresponsive during use to ensure safety.
Pets
No pets or animals are allowed under any circumstances.
Cameras & Surveillance
Residents consent to video and audio surveillance in shared and outdoor areas for safety purposes.
V. MEDICATIONS & SUPPLIES
Medication Policy
All medications must be pre-approved by BASL.
Medications must be securely stored in a locked container.
Do not discuss or share medication details with other residents.
Supplies Provided by BASL
Toilet paper
Paper towels
Cleaning supplies
Residents are responsible for purchasing personal hygiene items, food, clothing, etc.
VI. FINANCIAL TERMS
Entry Fees & Rent
Admission Fee: $100
First Week’s Rent: $165
Total Due Upon Entry: $265
Ongoing Rent: $165 per week (payment can be made weekly, bi-weekly, or monthly)
Payment Methods & Processing Fees
A 3% processing fee will be applied to all payments made via credit card, debit card, or CashApp. Residents may avoid this fee by paying in cash, check, or money order.
Late Fees
A $10 per day late fee applies after the due date, up to 3 days (maximum $30). After three late payments, the resident is subject to termination.
Move-Out Policy
Residents must provide 7 days’ written notice before moving out. Failure to do so will result in a $165 penalty. No refunds will be issued under any circumstance, including policy violations.
Write-Up Fees
Each policy violation that results in a write-up will incur a $25 fee. Accumulating three (3) write-ups will result in immediate discharge from the program.
VII. PROGRAM TERMINATION & RELAPSE POLICY
Relapse & the “72 Policy”
If a resident honestly discloses a relapse and demonstrates willingness to recover, BASL may offer a 72-hour grace period for detox and return, subject to management discretion.
Reporting Requirements
If a resident becomes aware of another resident’s use or suspected use, they are required to report it to the House Manager or Women’s Director. Failure to report is grounds for immediate termination.
Property & Personal Belongings
Discharged residents must remove their belongings within the timeframe allowed by staff. Unclaimed items will become property of BASL.
Complaints
All complaints must be submitted anonymously through the designated complaint box. Residents must refrain from discussing complaints with others and direct concerns only to management.
Chain of Communication
Residents must communicate with their House Manager or Women’s Director regarding any issues. All non-urgent matters should be reserved for house meetings.
VIII. ACKNOWLEDGMENT
By signing below, I confirm that I have read, understood, and agree to all policies, rules, expectations, and financial obligations stated in this Agreement. I understand that violating any policy may result in a write-up, $25 fee, discharge, or immediate termination from the program.
